Underpinning - Geelong

Have you noticed cracks in your brick work on the side of your home, or some of your windows and doors stick and won't close properly. This could be caused by movement in your foundations from:

  • earth beneath the foundation drying out from nearby trees
  • tree roots causing upheaval
  • soil erosion
  • excessive dampness from leaking gutters or downpipes

To fix the issues we have a process called underpinning whereby we dig down under your foundation and pour concrete to add stability and strength.

Underpinning is a cost effective way of making sure the structural integrity of your home is maintained compared to delaying and requiring a far greater structural repair.

Why You May Need Our Underpinning Service

Here's a list of annoying issues that will give you a hint that your foundation needs some help:

- cracks in the brick work on the outside walls
- cracks on the walls inside your home
- uneven or sloping floors
- gaps in your windows and doors

These types of issues don't necessarily occur in just older homes we have seen many homes that are just a few years old.

Our underpinning service is based in Geelong and work locally and in regional areas around Geelong, so we understand the specific issues found in these areas.

What Is The Underpinning Process?

The first step in underpinning a house is to assess the extent of the damage and determine the best approach working closely with a structural engineer.

This may involve excavating the soil around the foundation to inspect the footing or using sensors to monitor the movement of the structure. Once the extent of the damage is determined, a plan can be developed to repair or extend the foundation as needed.

Our approach to underpinning is to use concrete to reinforce the foundation. Holes are dug near the problem area and concrete is poured and let to dry. From here a foundation is levelled and more concrete is poured to create a strong support for the foundation. This method is often preferred in areas with reactive soils that are prone to movement.
